Portfolios lets you roll multiple properties into a single view and pull portfolio-wide reports straight from the Portal, in about a minute, without consuming a license. Two reports stand out: the Cash Flow Analysis report and the Budget Comparison report, and you can only get them through Portfolios. It is already included in your Kardin subscription, with free roll-ups of up to three properties.

Roll your properties together

Inside Portfolios you can group properties for reporting. Robert walks through two examples: a single-property portfolio, and one that rolls four properties together for reporting purposes. Once properties are grouped, their numbers report as one.

Portfolio-wide reports, without a license

This is where Portfolios earns its keep. Right from the Portal, without consuming a license, a user can pull a report that covers the entire portfolio in about a minute. You choose the year, the format (Excel, PDF, or rich text), and whether to report by cost center, property, or portfolio.

And this is not just the 2025 Monthly Budget Summary for one property. It is every property’s monthly budget summary, combined into one.

The reports you can only get from Portfolios

Some reports live only in Portfolios, and they are built for exactly the person managing at the portfolio level.

The Cash Flow Analysis report is the standout for asset managers. Open the generated Excel file, jump to the second tab, and you get net income, ending balance, and debt service coverage ratio across the entire portfolio. Expand it as far as you want and you will see sources of cash, uses of cash, a rolling monthly ending balance, and a DSCR, at whatever level of detail you need.

The Budget Comparison report is the other one to know. It gives you summaries by property, detail by property, summary by cost center, and detail by cost center, with multi-building properties split out into their individual cost centers. It is an excellent way to compare budgets side by side, apples to apples.
