Budget Bytes – Simplifying CAM recs

Robert walks through a full CAM reconciliation in Kardin in under three minutes: set up expense pools once, roll them into midyear and year-end reforecasts, and send tenant-level recoveries to your accounting system.

In this video

  • Initial setup: build expense pools from your rent roll and expenses, then attach them to tenants. Caps, base years, gross-ups tied to occupancy and pro-rata shares can be set tenant by tenant, and the whole setup rolls forward to the next budget.
  • Midyear and year-end reforecasts: one click moves the budget into reforecast mode, where actuals replace estimates monthly, quarterly, semiannually or annually. At year end you import twelve months of actuals, check the rent roll and expense schedules, and confirm what was billed to tenants.
  • Audit and export: backup reports cover every piece of the setup, and tenant statements and recovery amounts export to your accounting system.
